We completed this project for Empire State Realty Trust in 2017, another spec suite at 1400 Broadway. The raw shell stayed largely untouched, polished concrete, exposed beams, red-painted pipe runs, but the amenity areas got real attention. A turf lounge with bistro tables and planters anchors one end of the floor, while a ping pong table and a large-format photo of a finished office space fill out the rest.

But the real standout is the wayfinding, "1400 BROADWAY" signage and building directory panels that turn an empty shell into a floor people can actually picture themselves working on.
