We completed a project for Empire State Realty Trust in 2017 at 1400 Broadway. This one wasn't a typical tenant fit-out. The floor stayed raw, polished concrete, exposed steel columns, red-painted structural beams left in view, and the work centered on turning that shell into a space prospective tenants could actually picture themselves in.

Large-scale photographic murals cover the perimeter walls, a nighttime Manhattan skyline anchored by the Empire State Building, a bustling open-plan office scene, a green turf courtyard with café seating and planters. Each one does the job of imagined furniture and finishes without a single wall going up.

But the real standout is the concept, a space built to sell a vision rather than deliver a finished one, using scale and imagery instead of construction to do it.
